1. Partial ChemJet Servicing (Using high pressured water jet cleaning)

This method is better than "chemical servicing or "chemical servicing without full dismantle" as often offered by our competitors. ***Not suitable if system is water dripping from "Jelly" accumulation.

>>>Note: Our competitors' "market price" is ~$60 to $90. Such treatments are usually proposed when the system is not too badly choked but contractors have difficulty cleaning the badly choked fan blower (not fan coil).

3. Repair / Replacement (Split Unit Wall Mounted Aircon)

Temperature Sensor (FCU)/ Condenser

As the name implies, this device detects the temperature of the room/outdoor. Placed at the coil, it can also be used to infer compressor related problems. If this device is faulty, it wouldn't be able to tell what's the temperature of the room/outdoor nor carry out any analysis work. Normally, when this thermistor is faulty, the aircon system is intelligent enough as to refuse to operate, usually accompanied by blinking LED light. Remote Signal Sensor

This is an infra-red signal receiver. Your remote controller sends an infra-red signal and this device picks it up. Both devices must be operating at the same frequency and speak the same "language". Thus this device is both brand and model dependent. Meaning, it is a manufacturer controlled spare part pricing item.

Starter / fan running capacitor

The "starter" is a device placed before the compressor (non-inverter type). This is a 400 volts high capacity capacitor. Its function is to help "push start" the compressor during start-up. When this component is faulty, the compressor may have difficulty starting, thus not producing any cold air. This item is not brand dependent.

Magnetic Contactor (uses on a non-inverter system)

The magnetic Contactor is a very important device. When this device receives a signal from your indoor aircon unit, it closes and allowed high current and voltage to pass through to activate the compressor and fan. A couple of magnetic contactors may be arranged to coordinate condenser fan cut-in function. Usually a quick way to identify a faulty Contactor is when both the condenser fan and compressor are not turning at all.

Compressor Overload relay

This device usually sits directly above the compressor.. It detects the heat of the compressor. When temperature rises above 150'C, it will "open circuit" thereby cutting out power supply to the compressor. It also have a current limiting characteristic, when the compressor draws abnormally high current, this device too will "open circuit". Not an expensive device but labour intensive to replace. This item is not brand dependent.

Compressor Shock Absorbers (3 Pcs)

There are usually 3 pieces of rubber shock absorbers place underneath the
compressor. Their function is to cushion the vibration of the compressor for noise reduction purpose. Since the compressor can be very hot; after some time, the rubber may hardened or melt (if made from inferior quality). If it hardens, the shock absorbing properties are poor and the condenser becomes noisy. If it melts, the base of the compressor touches the base of the condenser, metal knocking against metal, it'll be very loud. Not an expensive item, but very labor intensive to replace. This item is not brand
dependent.

Fan motor overhaul

Fan motor replacement

Manufacturers are "clever" in creating motors that fix nicely into it's own designed fan blades and mountings, making a common motor a "spare-part". It will be more costly trying to modify another motor to fit into another fan blade. Therefore, unfortunately, we are at the mercy of the manufacturer for any good pricing.

Water tray modification

Most water trays have 2 outlets for the water pipe to be joined. If your water pipe is on the right, logically, you will choose the right hole on the water tray. Unfortunately, it is easier for the contractors to use the left hole; but it creates a really flat area that readily traps dust and jelly substances.

Supply and installation of external water pump

*If you often face water dripping problem due to a pipe problem that is very difficult to fix rather than jelly build up problem. Then, you will need to pressurise the water, ie, pump it out.

Miniature Water Pump

These miniature water pumps are so small, they fit into standard 3" x 2" PVC trunkings. Nevertheless, if you had already stuffed more than 1 set of copper pipes in the trunking, there may not be sufficient space left. This item is not brand dependent.

Supply and install internal drain pump for Cassette Unit Air conditioner

*Cassette unit aircon are fitted with an internal water drain pump. The good news is that they seldom breakdown. At most it gets too badly choked up and thus not pumping water. This item is not brand dependent.

Swing louver motor

This is a miniature motor with many small little plastic gears built into it. Thus, avoid adjusting the louver (or the flap) by hand, you'll damage the plastic gears. This item is both brand and model dependent.

Replace Faulty PCB (FCU)

It is both brand and model dependent. Nevertheless, should your model be obsolete, it can be modified using an universal PCB set, equipped with its own remote controller. PS: modification are only available for non-inverter systems.

It is both brand and model dependent. Nevertheless, should your model be obsolete, it can be modified by building relay switches control circuit, which ironically are more stable than PCB. PS: modification are only available for non-inverter systems.
